			<content:encoded><![CDATA[<p>				  It is no secret that the decision to buy or sell a home is froth with emotional hurdles. When either selling or buying, the best case scenario is that your income and equity have both increased as your need for additional room, caused either by a growing family or a loved one coming to live with you, has grown. Then the relocation to a larger property can easily be handled, economically at least.<br />
But best case scenarios are just that, best case scenarios. These days changes in employment, health or a relationship is what generally predicates a move. In these instances the decision has to be made quickly and without much prior planning. And since you havenâ€™t been planning to move, the house is nowhere near â€œmove inâ€ condition. But do not despair, here are a half-dozen things that you can do over a couple of week-ends to get your place in shape and maximize the salability of your home.<br />
1. Evaluate the condition, structurally and aesthetically. First impressions are 90% of the battle. Make sure you have a property that is clean, neat, and well-cared. The emotional key you want to his is that the buyers have to be able to envision themselves living there. A filthy house does not help to achieve this. Make all the quick little repairs you have been putting off. Fix the molding, the door stop and the screen door that doesnâ€™t close all the way.<br />
2. Paint!Â  A fresh coat of paints imparts a fresh clean smell to the house and will brighten the room. Everyone wants bright and cheerful when they enter a room. Even a coat of paint on the front door will make an impact. And keep the curtains, blinds and shades open! Light changes everything. Open the windows if the weather allows.<br />
3. Start cleaning out the closets. Youâ€™re going to move anyway, right? Thereâ€™s a lot to do and emptying out the closets is a good place to start. My wife is going to hate me for this, but when we moved to Florida from NJ, I found 24 pillows jammed into an old closet!<br />
4. Many people dislike yard work, but pulling a few weeds and putting a fresh edge on the lawn will work wonders. And keep it mowed. A few brightly colored plants in the flower beds will help with the curb appeal.<br />
5.Â  Keep house!Â  You never know when the Realtor will call with someone that wants another look around before making up their mind. Everyone knows one of the most difficult things about selling a home is keeping it in â€œshowingâ€ condition all the time. So stay on top of the laundry. How many times have I seen a potential buyer get turned off when a pile of dirty laundry (literally, not figuratively) unexpectedly tumbled from the bedroom closet when the client opened the door!<br />
6. Consult with a Realtor. They will be able to give you a non emotional analysis of the market. Donâ€™t forget, the seller (you!) is just as emotionally invested as the buyers. Over priced properties no not sell! We all know how hard it is to accept the new reality as it pertains to the value of our homes. Realtors also have access to the MLS which populates most of the websites that the public can access. And, they have a deeper level of access to information not to mention a boat load of experience that you can draw from.<br />
These few actions will help get the maximum value for your home and also afford you some good nights sleep. Just remember that this can be a very stressful time and that no one is immune to it. Make a to-do list and get some tunnel vision. Just get the next task done. The next thing you know is that youâ€™ll be unpacking in your new home! Happy moving!<br />

<p>  For all the talk about a slowdown in the economy, real estate prices in<br />
most parts of the country have not corrected as much as most<br />
prospective buyers would have liked them to. But, shares of most real<br />
estate companies are not finding any takers even after falling nearly<br />
50% from their record highs in January this year. This would suggest<br />
that the ongoing sell-off in real estate stocks is a good opportunity<br />
for bargain hunting. Yet, most brokerage houses are advising their<br />
clients against doing so, as they foresee testing times for the sector<br />
in the near term. In fact, many of them are recommending that existing<br />
investors cut their losses right away as they could be in for a long<br />
wait for share prices to come anywhere near their lofty highs.T he<br />
sharp rise in real estate prices, coupled with high borrowing costs has<br />
let to softening of demand. The slump in the stock market, too, has<br />
contributed to the trend as many investors were earlier routing their<br />
gains in share trading into real estate.Industry experts feel that<br />
companies that have managed to buy land in Mumbai<br />
at reasonable rates could be good bets even in these turbulent times.<br />
With outlook on the market as a whole being bearish, brokers expect<br />
realty stocks to slip further.Most property developers in India were<br />
riding the wave of an unprecedented demand due to a combination of<br />
rising affluence, tax benefits for home owners and low interest rates.<br />
But, this fuelled speculative buying in the sector, causing property<br />
prices to soar to exorbitant levels.</p>

Real estate investments provide an opportunity to generate cash flow. Apart from commercial banks, savings banks, savings and loan associations, credit unions, realty investment loans can also be obtained from insurance companies, mortgage bankers, mortgage trusts, investment trusts, pension funds and finance lenders. Private individuals sometimes offer realty investment loans as well.</p>
<p>There are 2 types of real estate investment loans; residential loans and commercial loans. Property that is solely used for business purposes like malls or industrial parks would be termed as commercial real estate. Commercial loans include buildings, warehouses, and stores. These properties are generally 5 or more units.  Property that is solely used for single unit housing purposes is termed as residential realty. Residential loans include those properties that are bought for rental income and future appreciation. The borrower initially receives a lump sum from the lender, which has to be paid back in installments. To purchase a residential property involves having significant funds. Before a loan is granted the 3 main factors that are considered are, the investors income, credit scores and reserves. In order to get a loan there are 5 basic essentials, which are interest rate, terms, payment, final value and principal. Loans can carry a fixed interest rate or rates that vary with market conditions.  Some loans have negative amortization periods; investors should be careful of such loans.</p>
<p>Real estate investment loans consist of interim loans, short-term loans and long-term loans. Apart from commercial and residential loans, the other types of loans that are offered are construction debt, permanent debt, equity financing, structured financing, interim financing, mezzanine financing, foreclosure investor money, hard money loans and residential repair funding. </p>
<p>Investors may not need perfect credit scores to qualify for realty investment loans.  Bad credit realty loans are designed for those individuals who have a less than perfect credit report. It is a type of sub prime mortgage and is a higher risk to the mortgage lender because of the past credit history of the borrower. Bad credit loans allow individuals to obtain a mortgage for buying realty when other more conventional mortgage lenders or banks may have turned them down.</p>
<p>The longer the tenure of a loan; the higher the rate of interest will be. A 30 year fixed loan will have a higher rate of interest than a 2-year fixed loan. But people generally opt for a loan with a shorter-term fixed option, as the rate of interest is lower and hence the monthly payment is lower. To get a loan there are no pre-determined limits set for the realty investor. </p>
<p>Some real estate investors tend to prefer in marketable realty assets.  Buying shares in a REIT (Real Estate Investment Trust) is one way to do this.  Investment loans can be use to partially fund such investments and the REIT shares are used as collateral to secure such loans.<br />

During the option period, the owner is prohibited from selling property to anyone other than the optionee. The purchaser has the right, but not the obligation, to purchase the property during the term negotiated. The purchaser can let the option expire without purchasing the property if they decide that the purchase is not to their financial advantage. Your only loss, in this case, would be the price you paid for the real estate purchase option.<br />
There are three things you must negotiate at the time that the option for the property is created.<br />
1. What will the purchase price of the property be if you decide to purchase it during the negotiated term? This can be a difficult negotiation as the seller will want a premium to current market value because they give up their right to sell the property to anyone else.Â  For the buyer, it does not matter if the value of the property goes up or down during the option term, you will be able to purchase the property for the price agreed upon in the option. If the value goes up, you win, but if the value goes down, you should let the option expire and just purchase it for the going value at the time. Your maximum loss is the amount you paid the owner for the real estate purchase option.<br />
2. What will be the duration of the option? The duration or term is a fixed amount of time and will depend on what you and the owner will agreed upon. Most option contracts have a one or two year term but it can be any amount of time that you agree. Obviously the further rout you extend the option, the more costly it will be.<br />
3. How much are you willing to pay for the option? You must purchase the option from the owner of the property. This money belongs to the owner no matter if you decide to purchase the property or let the option expire. What is your upside? How much do you think the property will appreciate during the term of the option?<br />
To prohibit the owner or optionor from selling the property while the option is in effect, you can document the real estate purchase option with the county courthouse. However, you may wish to weigh the consequences as some mortgage companies will call the loan due if they see a purchase option for the property, as they consider it a sale. You should utilize your best judgment in regard to this strategy.<br />
